Maintenance issues are an ongoing part of property management, whether it’s a broken cabinet, a faulty light switch, or a leaking kitchen faucet. Reporting and coordinating these issues can sometimes require navigating multiple menus and forms.
With Minii AI, you can create and manage maintenance tickets through a simple conversation. Instead of navigating through different sections of ManageCasa, select Create a maintenance request, provide the necessary details, and let Minii AI guide you through the process or create the request for you.
Before You Start
Before creating a maintenance ticket, make sure you have:
- Access to your ManageCasa account.
- The appropriate user role and permissions to access and create Maintenance Tickets.
- The property address and unit number, if applicable.
- A clear description of the maintenance issue.
- Photos or supporting files, if available.
Steps
- From the top-right corner of your ManageCasa account, hover over and click Chat with Minii AI.
- Select Create a maintenance request from the available options.
- Enter the necessary details, including the property address, unit number, and a description of the maintenance issue.
- Minii AI may ask for additional information based on your request. Provide the requested details to help ensure the ticket is created accurately and efficiently.
- To include supporting documentation, click Attach Files at the bottom of the chat box and upload any relevant photos or files. These attachments will be linked to the maintenance ticket.
- Review the information provided and confirm the request.
Bulk Create Maintenance Tickets
Minii AI can also create multiple maintenance tickets in one batch, making it easier to submit several requests at once.
Simply provide the maintenance requests as a numbered or bulleted list, including all the necessary information for each ticket. Minii AI will use the details provided to create the tickets in one batch.
Example Prompt:
Create the following maintenance tickets:
- "Kitchen sink leaking at [Property Address]. The faucet is continuously dripping and needs repair."
- "Broken hallway light at [Property Address]. The light is flickering and needs to be replaced."
- "AC not working at [Property Address]. The unit is blowing warm air and needs inspection."
Minii AI will process each item and create the corresponding maintenance tickets based on the information provided.
Tip: For the best results, include the property/address, issue, and relevant details for each maintenance request.
Managing Existing Maintenance Tickets
You can also use Minii AI to check and update existing maintenance tickets. This includes viewing the current status and making updates such as adding notes, archiving or deleting tickets when needed.
For example, you can ask:
- "Change the description of ticket [ticket number] to [new description]."
- "Update the title of ticket [ticket number] to [new title] and change the status to In Progress."
- Mark ticket [ticket number] as complete and archive it.
Minii AI will identify the relevant maintenance ticket and apply the requested updates.
Important Notes
- Provide complete and accurate information to help Minii AI create the maintenance ticket correctly.
- Attach photos or supporting documents whenever they may help explain the issue.
- When updating an existing ticket, include the ticket number and clearly specify the changes you want to make.
- Minii AI may ask follow-up questions when additional information is needed to complete your request.

Troubleshooting

Make sure you are using the Attach Files option at the bottom of the Minii AI chat. Check that the file is supported and try uploading it again.
Minii AI cannot find my maintenance ticket.
Make sure you provide the correct ticket number and verify that the ticket exists in your account.
